Sustainable Resort Development in Post-Pandemic China: A Case Study of Marriott's Health-Oriented Hotel on Wailingding Island

Abstract:
The recovery after the epidemic has stimulated the growth of the tourism market, with a record high number of tourists visiting seaside destinations such as Wailingding Island in Zhuhai. The large number of tourists on the island, especially the high proportion of overnight visitors, indicates a strong accommodation market. However, the current accommodation pattern mainly consists of affordable homestays and hotels, lacking high-end international brand hotels that provide comprehensive health and entertainment facilities. This plan has found a market gap for a high-end health resort hotel on Wailingding Island. It aims to demonstrate the feasibility and necessity of building Marriott hotels to meet the needs of currently underserved mid to high end tourists and business travelers seeking high-quality accommodation and health services. The feasibility study adopts a mixed method. Quantitative analysis uses tourist arrival data, consumer willingness survey results (138 respondents), and projected financial data to estimate market size. Financial indicators including net present value (NPV), internal rate of return (IRR), and payback period (PBP) are calculated based on detailed revenue forecasts (from room sales, catering, and medical services) and cost estimates. Qualitative analysis evaluated the hotel's competitive landscape, strategic advantages (superior geographical location, comprehensive facilities, unique medical services), and consistency with local government policies supporting the development of the marine economy and tourism industry. The analysis predicts that the annual market size will be approximately 108 million RMB. The financial evaluation is very positive, with an expected internal rate of return of 28% and a best case PBP of 4.56 years. A positive net present value indicates strong profitability and value creation ability. The hotel's competitive advantages - superior geographical location, Marriott brand standards, and unique comprehensive medical services - enable it to effectively fill market gaps. This study suggests that investing in the Wailingding Island Marriott Hotel is a strategically reasonable and financially feasible project with good development prospects.
