Back to the future: the increasing role of institutional investors in the Dutch mortgage market

Abstract: In the past decade, a significant part of mortgage lending in the Netherlands has shifted from banks to non-banks, particularly insurers and pension funds. This shift can be partly attributed to changes in regulation, low interest rates and search for yield. The more prominent role of insurers and pension funds is not a new phenomenon, however, as they used to be dominant players in the past. From a financial stability perspective, the shift towards institutional investors has important advantages, as it increases diversity and is likely to make mortgage provision less procyclical.
