Abstract: ABSTRACT This paper is focused on equilibrium in a spatial model with two income groups. In Fujita and Tokunaga (1993), we have proposed a basic model of residential land use, called an α‐landownership model, in which a group of city residents was assumed to own the circular area from the CBD to a radius α‐However, the assumption of a circular land area was very restrictive Therefore in this paper a general model of residential land use called the S‐landownership model is presented. This model assumes that a group of city residents jointly owns a part of the city's land, and it includes both the absentee landownership model and the public landownership model as special eases. The existence and uniqueness of the land use equilibrium for this S‐landownership model are demonstrated.
