Abstract:
The aim of this article is to assess the impact of derelict land on real property values of proximity. With this intention, we have recourse to the hedonic pricing method, of which the use with the field of the monetary evaluation of the environmental damage goes back to the end of the Sixties. The use of this method for the particular case of the derelict lands can be regarded as original. After a first part presenting the characteristics of the method, we consider an application to the territory of the district of Lens (Nord - Pas-de-Calais). Several models are tested, most interesting seeming to us to be those which integrate the effective distance into the derelict land or the possible existence of a sight on the derelict land. The results are completely significant : for example, with the model « view on the derelict land », we evaluate to 10 % approximately, the negative impact of the derelict land on the value of a house having the average characteristics.
