Abstract:
Landscape amenities influencing location choice are usually described in standard economic models, by concepts such as accessibility to urban landscaped areas (a park or an urban forest, for example), or to suburban open spaces. Following the 1997 GEOGHEGAN and al. studies, we propose a method using both hedonic analysis and landscape ecology index based on a large database of housing sales, spatialized on a cadastral level (in Bouche-du-Rhône district, 15 000 sales analysed amongst the 35 000 effected between 1990 and 2001). This multidisciplinary method allows us to test a large range of rural and suburban landscape descriptors. The descriptors are provided by current geomatic processes based on high-definition satellite pictures, in order to identify landscapes valued by the property market.
