Coastal amenities and income stratification

Abstract: Income measures from mortgage applications, available due to the Home Mortgage Disclosure Act of 1975 and from IRS records, indicate that several summary statistics describing real incomes for shoreline zip codes along the Gulf Coast of Florida are larger than the same statistics for adjacent interior zip codes. The differences are statistically significant and growing over the longest period studied, 1990 to 2017. We argue that they provide direct support for coastal amenities as a motivation for income stratification.
