Rezoning prior urban planning period for urban space development in Injibara Town, Amhara National Regional State, Ethiopia

Abstract: With 40,836 people, the Injibara town administration is one of the twelve zonal administrative centers of Ethiopia’s Amhara National Regional State. The town has a structural plan in place. The goal of the structural plan is to guide urban space development. It is also a tool for solving problems. However, the urban plan of Injibara did not drive and solve the real issues of a town. The urban plan of the town has had frequent rezoning. The research aims to assess significant rezoning causes and the awareness level of the residents about the causes of rezoning for urban space development. Data were collected through questionnaires from residents and semi-structured interviews with key informants, elders, adults, and youth to achieve the goals. Moreover, guiding questions were applied to concerned officials for focused group discussions. Systematic random sampling technique was employed for residents, and judgmental sampling was taken for key informants, elders, adults, youth, officials of the town. Accordingly, the result of the study indicated significant causes of the rezoning were compensation, political, corruption, and high yield, respectively. There was low level of awareness and know-how of the residents about rezoning. Rezoning urban space use plan for urban space development was rezoned with less awareness and know-how of the residents. Therefore, research can better understand the significant causes of rezoning and residents’ awareness of rezoning for urban space development. The study also recommended ways to improve future land-use rezoning implementation and further research the lessons.
