Abstract: In the presented article a legal issue was shown regarding the possibility of introducing into the Polish legal system a concept of three-dimensional real estate (aerial parcel) and the need to define more precisely the spatial limits of property rights. This issue was presented against the background of legal system solutions in this field existing in the USA, Sweden and Norway. The need for new institutional arrangements was preceded by a discussion of current enrollment policy in Poland of the separate ownership of buildings and the establishment of rights for their usage. Article also includes comments on the necessity of building a multi-dimensional real estate cadastre, enabling registration of spatially separated objects (including, in particular, buildings, structures, premises and other building objects and technical infrastructure) and all rights associated with them, and their visualization in three dimensions.
