Abstract: Planning documents define the possible functions of particular land and therefore determine the market potential and the value of real estate properties. This paper aims to identify the relationship between the stages of the planning process and the price of property. As an example, here served Oborniki Œl¹skie in Lower Silesia voivodeship. The different functional areas designated in this municipality, compiling data on the number of transactions and on the average price in the purchase / sale transactions per 1 m2 of land for the last 10 years have been analysed. The results of this study show some visible changes on the real estate market that can be associated with the adoption of particular planning documents.
