The Problems of Commercial Real Estate Management Solved by Negotiations

Abstract: A lot of political, social and economic problems are solved by negotiations. There are numerous publications describing the principles of preparing and conducting negotiations effectively. The aim of this paper is identification and structuring of negotiation situations related to commercial real estate management. An analysis of the commercial real estate management process in the order-based system enabled to indicate three fundamental groups of problems solved by negotiations. They include the conclusion of real estate management contract between the owner and the property management firm, the conclusion of lease agreement between the real estate manager and tenants, and material and service delivery contracts between the real estate manager and firms providing such services. The study indicates general principles of proper solution of such problems and their significance in the effective commercial real estate management.
