RATE OF RETURN TO INVESTMENT IN HOUSING ATTRIBUTES

Abstract: The purpose of this study is three fold. First to wxplore the determinants of house rent. Second to study the factors that determine the cost of construction of dwelling wnits in different cities of Pakistan, and finally, to estimate the rate of return to investment in different components of a dwelling unit. In short, this paper attempts to present an empirical evidence on market parameters that describes the hedonic price structure for housing in different cities if Pakistan. The attributes that can pay back investments more rapidly were also identified. Knowledge of the household preference and the determinants of the rental and capital value repectively of the rented and constructed properties can help set targets that are attainable.
