Abstract: [fre] Proposition d'une nouvelle approche en matière d'analyse des rapports propriété foncière-entreprise. Dans cette perspective, le propriétaire foncier est considéré comme détenteur d'une unité de production particulière — le fonds entreprise — dont la fonction est de produire une fertilité foncière. L'entreprise, telle que traditionnellement envisagée doit être divisée en deux éléments : l'entreprise- marchande qui produit les marchandises et le fonds-entreprise qui fabrique le capital foncier. L'analyse foncière devient celle du rapport complémentaire et conflictuel de ces deux entités productives. [eng] Land ownership and production of real estate capital . In this perspective, the land-lord is an entrepreneur of e peculiar production unit : the ground-enterprise, whose function is to produce fertility of the soil. The firm, in the traditional meaning of this concept, should be divided in two parts : the merchant-enterprise, held by the farmer, and producing commodities ; the ground-enterprise producing real estate capital. Land tenure analysis concerns now the complementary and conflictual relationships between these two producing entities.
