Les caractéristiques régionales du marché foncier agricole et ses enjeux

Abstract: [fre] Marché foncier et structure de la propriété des exploitations agricoles sont étroitement liés. Selon le degré de concentration de la propriété entre les mains des bailleurs ou entre celles des exploitants, et selon l'extension du fermage, le marché foncier ne représente pas les mêmes enjeux dans la transmission du patrimoine et de l'entreprise qu'est l'exploitation agricole. . Après une présentation de l'analyse statistique du marché foncier et de ses caractéristiques départementales (surface, type et situation locative des fonds vendus, qualité des vendeurs et des acquéreurs), de grandes régions foncières sont définies, le Nord-Est et le Sud-Ouest présentant les marchés fonciers les plus opposés. According to the concentration's degree of the ownership in lessors'hands or in exploiter'ones, and according to the enlargement of tenant farming, the land market does not point out the same stakes for the assigment of the patrimony and of the concern. . After presenting the statistical analysis of the land market and its départemental features (surface, characteristics of the sold lands, types of sellers and buyers) a regional typology based on land structures is defined : North East and South West present the most opposed land markets.
