Abstract: [fre] La politique foncière est envisagée dans cet article comme la taxation inté­grale de la rente différentielle due à la plus ou moins grande proximité des équipe­ments privés et publics. Les revenus ainsi perçus sont ensuite redistribués aux agents créateurs de ladite rente, à savoir les pouvoirs publics ou les entreprises. Enfin, ces agents prennent leurs décisions en anticipant ces transferts. L'étude de plusieurs modèles simples montre que cette politique est souvent à même d'amé­liorer l'efficacité au sein d'une économie spatiale. [eng] Land policy is viewed in this paper as the complete taxation of the differential land rent caused by the distance from private or public facilities. This revenue is then redistributed to the agents who create this land rent, i.e., the firms or the public authorities. The agents make their decisions by expecting rationnally these transfers. The analysis of some simple models show that this kind of policy is likely to improve efficiency within a spatial economy.
