TRANSICIÓN DEMOGRÁFICA Y DEMANDA DE VIVIENDA EN ESPAÑA. EXPLORANDO INTERACCIONES

Abstract: El envejecimiento demográfico y las nuevas estructuras familiares afectan significativamente a las preferencias en cuanto a la elección de tipo de vivienda, y en cuanto a la elección de la zona de residencia. Estos resultados tienen relevancia en el diseño de las políticas públicas en materia de vivienda a efectos de ajustar la oferta de vivienda a las características de la demanda con la finalidad de hacer un uso más eficiente de un recurso escaso como es el suelo, previendo una mayor demanda asistencial en las grandes ciudades no sólo por efecto del envejecimiento demográfico, sino también, por la mayor concentración de los mayores en torno a las grandes ciudades.

The aging people process and new family structures significantly affect to the housing type choice and choice of the residence area. These results are relevant in the design of public policies, e.g. in order to adjust the housing supply to the characteristics of demand, to make a more efficient use of a scarce resources such as the soil and foreseeing a greater care demand in the big cities not only because of the demographic aging, but also because of the greater concentration of the elderly around the big cities.
