A Long-Term Study of the Effect of a Natural Gas Pipeline on Residential Property Values

Abstract:
We use hedonic regression models to study the effects of proximity to a natural gas pipeline on residential property values in a master-planned community in Clark County, Nevada. The study covers over two decades, from the initial build-out of the area through the real estate boom and bust of the 2000s. We do not find any effects associated with proximity to the natural gas pipeline, either at or after the time of the initial takings, after a later change in the allowable pressure on the pipeline, or after the 2010 incident in San Bruno, California.
