Site Use in a Redeveloping Area

Abstract: The purpose of this case is to help students understand the concept of most fitting and appropriate use and to assess whether it represents an improvement on the concept of highest and best use as conventionally applied in real property appraisals. The information used in this case was compiled for the defendants involved in a lawsuit that arose over the fair market value of a property subject to eminent domain in Durham, North Carolina. No attempt is made to obscure the identity of the principals or the location because the information needs to be context specific to make it meaningful.
