Abstract:
This purpose of this case study is to present the challenges facing a public pension fund director of real estate. Most pension funds rely on a small internal staff charged with executing the real estate portfolio strategy approved by the Board of Trustees. In this case, the director of real estate has been informed that the agenda of the next Board meeting will be devoted entirely to real estate strategy. Issues of legacy properties, Board disagreement over the need/role of consultants, the number of real estate investment managers, the role of public versus private real estate strategies, and the appropriate role of core, value add, and opportunistic private strategies all come into play.
