Valuation Impacts of FEMA Flood Map Revisions: A Modular Case Analysis

Abstract: This case is designed to provide students with real property appraisal experience, specifically in the determination of the impact on valuation due to a change in the flood zone maps by the Federal Emergency Management Association (FEMA) in Lee County, FL. It is designed in a modular format, so that instructors may assign individual valuation assignments requiring alternative appraisal techniques both before and after changes in federal land regulations that alter the indicated market value of existing commercial properties.
