MARKET ANALYSIS FOR APARTMENT PROPERTIES
Richard L. Parli
The Valuation Journal, 2022, vol. 18, issue 1, 20-55
Abstract:
Market analysis is arguably the most important part of the valuation process. Without an accurate and comprehenÂsive market analysis, a property’s highest and best use cannot be determined reliably and the accuracy of the three approaches will be seriously diminished. This article discusses and demonstrates contemporary market analysis applications for apartment properties, including the impact of equilibrium vacancy on the movement of market rents. Although the focus is on apartments, the methodology is applicable to all real estate.
