INFLUENCE OF THE EPIDEMIOLOGICAL SITUATION IN 2020 ON THE PRICES OF RESIDENTIAL REAL ESTATE PROPERTIES IN THE CITY OF VARNA

Abstract:
The present research is dedicated to the dynamics of the prices for two-bedroom apartments in the city of Varna during the months when the state of emergency was declared in Bulgaria with regard to due Covid-19 epidemic. That period covers the months March through until September. A stable rise of the prices has been established of the properties in prestigious areas, compared to the same months of 2019, as well as on a monthly basis within the year. A drop of fluctuating trends are observed in areas of less attractive locations. A conclusion is made that the purchase of a twobedroom flat in a prestigious area in Varna is a sustainable investment with a minimal risk of depreciation as a consequence of unpredictable crisis situation.
