Redevelopment and the smart growth movement: definitions, consequences, and future considerations

Abstract: Within the context of smart growth, there are at least three defining characteristics of infill development. One involves building on vacant or underutilized land within already urbanized or existing communities. A second involves the demolition and replacement of existing structures with newer ones in developed areas. A third characteristic includes the renovation of existing buildings within existing communities. Redevelopment takes places in established neighborhoods in cities and older suburbs. In this chapter, I describe in more detail these different characteristics of infill development within the context of smart growth. I then discuss the potential barriers and challenges to this kind of redevelopment. I also describe the significant consequences of this redevelopment for smart growth. I end this chapter with the ways in which suburban poverty, automobile technology, and the effects of the COVID-19 global pandemic might have on the future of infill development in the United States context.
