The planetary financialisation of logistics spaces: asset management capitalism across financial infrastructures in France and Brazil

Abstract: Logistics properties have emerged as a segment within the commercial real estate industry. This has led to the growing conversion of logistics facilities into financial assets all around the world. This chapter examines the critical role asset managers play in shaping the financialisation of logistics real estate. Drawing on three case studies from France and Brazil, it explores how asset managers control money flows, adapt to distinct economic and institutional settings, and influence the production of logistics materialities. By distinguishing two configurations of the logistics financialised financial infrastructure and three stages during the money journey, the chapter shows how planetary financialisation of logistics spaces operates in distinct geographies. The findings demonstrate that while France and Brazil exhibit the two financialised configurations, their development unfolds with distinct temporalities and geographies that reflect the uneven global integration and the crucial role of local agency in constructing variegated pathways of financialisation.
