Chapter 5 in Research Companion to the Construction Industry in Developing Countries, 2026, pp 117-152 from Edward Elgar Publishing
Abstract:
This chapter examines the links between housing market optimisation and enhanced construction industry output in India and demonstrates significant correlation between housing investment-led construction industry output stimulation and consumer-centric housing delivery. The supply-side challenges to consumer-centric housing delivery are ascertained to impact housing projects’ timelines, budgets and scopes. On the demand side, consumer skills, consumer awareness and consumer engagement during the process of housing asset acquisition are identified to be strongly correlated with each other. Affordability of housing is unsurprisingly found to be stimulating construction industry output. Based on these and other findings, improvement frameworks are developed for both the demand and delivery sides of the housing market to assist the construction industry to sustain its output in lean periods while also addressing the housing shortage in India and similarly positioned countries.
