Abstract:
This chapter examines the evolution of housing accessibility during the COVID-19 pandemic years in Greece, focusing on the interaction between social and economic factors including rising property prices and changing supply dynamics. Although the long-term effects of the pandemic on housing markets are still unfolding and difficult to fully define, the chapter argues that new actors and mechanisms are reshaping the housing landscape, transforming the established role of property owners. The study revisits the relationship between land and capital, offering a crucial perspective on developing new methodological directions to understand the evolving dynamics of housing accessibility.
