Abstract: Abstract Nowadays, although more and more investors pay attention to commercial real estate, they also need to think about its market calmly. This thesis adopts Structure-Conduct-Performance mode. Using degree of market, concentration ratio, HHI index, economies of scale and some other data to analyze commercial real estate market structure, in order to find the characteristics of the market development and potential conflicts in this period. At the same time, commercial real estate market performance has been investigated from the operating profit ratio, returns on equity, etc. Using the empirical regression to study the relationship between market structure and market performance, then confirm it, hence a new policy about commercial real estate industry development to promote the market healthy and stable development.
