Study on the Relationship Between Housing Land Supply and Housing Price in Cities with Different Economic Development Levels

Abstract:
Abstract Nowadays, there are a lot of study on the relationship between the housing land supply and housing price, but the conclusions are different. That is because different scholars use different research methods or there are different conditions such as economy, population and industry among the study area. In recent years, our country real estate market polarization phenomenon has become increasingly apparent. To this, the central government put forward macro-control policy such as “different policy for different city” and “one policy for one city”. According to Chenery industrialization stage theory and the new urbanization planning in our country, the article classified the economic development level of 35 major cities by per capita GDP and urbanization rate. On this basis, this article chose Shanghai, Xi’an, Xining these three different types of cities, and organized the housing land supply and the housing price data from 2008 to 2014, to analyze the impacts of housing land supply, structure, price and methods on housing price, and put forward correlative suggestions. Following conclusions are drawn from above investigation: (1) The economic development level of the city is higher, the housing land supply and price is higher and land auction is more, but society security commercial housing is much less. Meanwhile, Housing prices along with the housing demand is higher. (2) The economic development level of the city is higher, housing land supply has more obvious effects on housing prices in the area. (3) According to different relationship of housing land supply and housing price, our government should put forward targeted control policies.
