Abstract: Abstract In recent years, housing price has increased rapidly in first and second-tier cities, and the pressure of buying houses has doubled. Therefore, renting apartments has become the inevitable trend in the real estate market. Developing long-Rent apartments by utilizing the stock of vacant hosing in urban areas has become a crucial strategy for Real estate agencies. By analyzing the status quo of vacant housing and long-rented apartments, this paper constructs a system dynamic model for the transformation of vacant Housing into long-rented apartments, and deeply analyzes the causal feedback relationship between the influencing factors of the transformation of vacant Housing into long-rented apartments, introduces the main factor regulating variables, and carries out simulation experiments. Finally, based on the influence factors and simulation results of the conversion between the two, relevant suggestions are put forward for the transformation of vacant housing into long-rented apartments.
