Abstract:
The global real estate industry has evolved and innovated over the last 50 years and is much more complex and sophisticated today. Lagging behind in the early years, Singapore has largely caught up with the developed markets, where not only has real estate become a global business, it is now fully integrated with the capital markets. Fifty years ago, commercial real estate investment was a relatively unsophisticated business: entirely local in nature, focused on bricks-and-mortar and quite detached from the world of finance. It has since evolved from this simple beginning of building largely for owner-occupation through to the development of investment markets with institutional participation, and then to globalisation with increased cross-border investments and eventually to securitised real estate equity and debt in both private and public markets…
