Attitudes Toward Cooperatives by Bank Trust and Professional Farm Managers

Abstract: Excerpts from the report: As prices for American farmland skyrocketed during the seventies, investors who had traditionally put their money into stocks, various securities, and other types of real estate often invested some money in farms. These nonfarmer investors--doctors, dentists, lawyers, or business people purchasing a farm--usually need someone to manage and operate the new enterprise. Such investors frequently contract with a professional farm management firm or a bank's farm department and may form, in the latter case , a trust to manage the property. This study examines the attitudes and practices of such management entities to discern whether their relationships with farmer cooperatives differ from those of traditional owner-operators. Specifically, the report examines (1) whether such management entities centralize their purchasing and selling, thus bypassing local dealers, including cooperatives; (2) whether these firms use cooperatives to the same extent as individual farmers; and (3) if their dealing with cooperatives differs from those of ordinary farmers. The study thus focuses on whether management of agricultural lands for absentee and nonfarmer owners by banks and professional firms has any present or anticipated significance for farmer cooperatives.
