The Changing Dynamic of the Industrial Property Market in Edinburgh

Abstract: The production sector in Edinburgh is in decline and has been for a number of years. Changes occurring in the sector are leading to different property requirements in terms of location, nature and volume. The changing dynamic includes a reduction in traditional manufacturing employment and the development of new technology/knowledge based industries as well as different competition pressures and organisational and logistic factors. This has had an inevitable impact on the use of industrial property in the city, which has seen a decline in recent years in the stock of what has traditionally been understood as industrial property. The paper tracks this decline and for the first time quantifies the extent of the decline across the city. The paper also examines changing land use patterns in the city and undertakes a detailed employment analysis in order to understand the changing industrial dynamic. This includes an analysis of modern technology based and atelier type uses that are more suited to business (non-office) or light industrial property rather than the sheds and workshops traditionally associated with industrial use.
