Abstract:
In the paper central elements of the German housing market are analyzed in an exemplary manner for the agglomeration of Munich, and other German state capitals. The idea is to extract data in some sort of data mining from two different sources. The paper e.g. focuses on the topics of housing prices, regional patterns, changing customer demands, demographic trends, net migration. This study analyzes residential property, because the IMV program only tracks houses, flats etc.; commercial properties arenít analyzed by this program. While IMMONET contains residential as well as commercial properties the system is more or less dominated by residential properties, and the data base to analyze offices or re-tail outlets would be quite thin.
