REVISITING THREE APPROACHES OF REAL ESTATE APPRAISAL

Abstract: This paper revisits the three classical approaches of real estate appraisal: cost summation, income capitalization and market price comparison. It brings a different perspective of analyzing these three methods and shows the importance of using them concurrently in order to better estimate market value of a certain catogory of property. It also revisits classical supply and demand model of economic analysis.
