Abstract:
This research note analyses the distribution of seven categories of owners within the local markets of mainland France, defined by the cross-referencing of owner type and the level of real estate asset concentration. To this end, data from the enriched land registry (Fichiers fonciers), which provide geolocated information on housing and owner profiles, are analysed. The figures in this note reflect the state of ownership as of January 1, 2024. The analyses reveal that natural persons, and particularly multiple-property owners, dominate housing ownership. There are also patterns of specialization among owners based on geography or market price levels. While single-property owners are largely excluded from the centres of major metropolitan areas and high-priced markets, large-scale multiple-property owners specialise in city centres, and their share increases as price levels rise. Regional trends are also evident, with an overrepresentation of social landlords in old industrial basins, notably in Northern France, as well as an overrepresentation of small-scale multiple-property owners along the Atlantic coast.
