Abstract:
Manycountrieslackinformationaboutrurallandattributestoproperlyanalyzetheirrealestatemarkets.Thispaperaddressestheestimationofthemarginaleconomicvalueofenvironmentalamenities,structuralcharacteristics,neighborhoodfacilitiesandaccessibilityonpropertyvalueinaColombianruralregionwhereagricultureandcattlegrowingarethemaineconomicativities.Basedon400RuralLandPricefor2012andon21independentvariables,thestudycomparestheMoranIandtheAkaikeInformationCriterionofthreemodels:OrdinaryLeastSquare(OLS),SpatialLagModel(SLM)andSpatialErrorModel(SEM).ResultsshowthatbothSLMandSEMoutperformedOLSinspatiallyidentifyingthesignificanceofrealestateattributes.Intermsoflanduse,farmersvalueenvironmentalamenitiesmorethanotherattributes,beingimplicitthegreatervalueofcattleoveronionandothercropsinlanduse.Thesemodelsmaysupportbetterinformeddecisionsinruralrealestate.
