Market concentration of real estate in Santiago

Abstract:
In the last decades the economic discussion has focused on market concentration and the dominant position of large companies, due to the effects that anti-competitive practices have on the efficiency of markets and social welfare. Real estate has not been exempt from this concern, given the rises in housing prices in recent years and the consequent difficulties to buy a house. However, the general idea is that the real estate sector has a large number of participants, which facilitates situations close to perfect competition. Through this work it is confirmed that the market for new houses does not have a significant degree of concentration and it is not possible to find robust evidence about the market power of real estate companies.
