Abstract:
This research paper constitutes a first effort to establish a timing metric for the start of construction of housing building permits in Chile, by means of a neoclassical equation of stock accumulation, estimated through a state-space model with Kalman filter. Among the main findings, most urbanized and populated regions exhibit a time lapse between 6 and 10 months, similar to that found at the national level. This means that, on average, the period from permit approval until works start, oscillates around 7.3 months for regions concentrating almost all residential real estate development in the country, while most regions fluctuate around 12 months.
