Oversupply of housing between 1998 and 2008: a regional estimate from demographic variables

Abstract: The following work is to estimate the theoretical demand for housing in Spain given the demographic trends and the preferences of investors between 2001 and 2008. The paper shows how much of the demand does not respond to demographic factors. The stock of unsold new houses is estimated and it is placed in relation to the total stock of housing so as to have a figure of the importance of housing oversupply. The analysis is developped for each of the Spanish provinces, trying to identify main patterns at the regional level.
