Abstract: This work focuses on the post-earthquake reconstruction process, in Emilia, by specifically taking into account private and public buildings together with historical and cultural heritage in old towns. Living conditions in historical centres actually represent a common, according to a socialecological system framework. In particular, this work firstly points out damages to private buildings: actually, their territorial distribution seems following a specific geography of urban decline. Thus, the earthquake just anticipated the outcomes of long-term socio-economic processes. Eventually, the paper takes into account overall relationships governing the reconstruction process, thus providing a sort of mid-term evaluation. Accordingly, the reconstruction process in Emilia seems trying counterbalancing alternative purposes: the need for a quick recovery; the need for preventing conflicts among citizens; the need for providing a comprehensive reconstruction process within old towns.
