Différenciation socio-spatiale et migrations résidentielles dans l’aire urbaine de Caen. Une approche par la spatialisation des données notariales Perval

Abstract: By using the example of the urban area of Caen, the article aims to show how socio-spatial differentiation within the urban area is partly due to socially selective residential migration, produced by the competitiveness of land and real estate markets. We propose to utilise an original database on real estate transactions, produced by the company Perval, and question its contributions and limitations for the study of socio-residential disparities in an area. The analysis in this article is based on nearly 30,000 well-researched house and building lot transactions in the urban area of Caen between 2000 and 2008. We further merged the Perval database with cadastral data in order to move beyond the local level approaches to segregation and relegation.
