Abstract:
En el presente desarrollamos un modelo empirico que persigue identificar los determinantes fundamentales que intervienen en la eleccion del regimen de tenencia de vivienda en Canarias. Para ello, y tras elaborar en primer lugar un modelo de precios hedonicos, procedemos a la estimacion de un modelo Logit Multinomial que aproxima las variables fundamentales que determinan la eleccion del regimen de tenencia, considerandose esta bajo cuatro supuestos: propiedad en el mercado libre, propiedad en el mercado de proteccion oficial, alquiler en el mercado libre, y, alquiler en el mercado de proteccion oficial.
In the present paper we develop an empirical model that chases to identify the fundamental determinants that intervene in the election of the diet of tenancy of housing in Canaries. For it, and after elaborating first a model of hedonic prices, we proceed to the estimation of a Logit Multinomial model which brings near the fundamental variables that determine the election of the diet of tenancy, being considered to be this under four assumptions: property on the free market, property on the market of official protection, rent on the free market, and, rent on the market of official protection.
