Application of the Specialized AMOS Software for Evaluating a SEM Model for the Real Estate Market in Bulgaria

Abstract:
The article examines the application of the AMOS software product and its ability to study the influence of hidden factors based on overt factors, through a latentstructural model (SEM). A simulation has been applied in the real estate market, assessing the impact of economic, financial, demographic, administrative and psychological factors on housing prices, using representative data for a period of 16 years – from the first quarter of 2007 to the fourth quarter of 2023. It turns out that although interrelated, economic and financial factors have the strongest influence on housing prices.
