Abstract: Abstract Against the backdrop of the sustainable transformation of the economy and society, more and more professional property owners such as the public sector, hospitals, universities, housing companies and manufacturing companies, for whom their properties represent a production and therefore a cost factor, are recognising the benefits of strategic real estate portfolio management. The Stratus method uses a small amount of building data to assess the condition of individual components of a property and determine its current-state value estimates. The sustainability performance is also determined. The information from all the buildings is then aggregated. This allows real estate portfolios of any size and structure to be managed strategically. The proprietary method of the Swiss engineering, planning and consulting company Basler & Hofmann AG was developed 37 years ago with the Canton of Zurich. Today, it is available as a software solution that can propose specific measures for refurbishment and maintenance within a real estate portfolio based on the structural characteristics, current condition and projected investment requirements as well as current and future use. When used correctly, Stratus is a key to extending the life cycle of large building portfolios to achieve optimal costs and utilisation. This enables real estate owners to develop their real estate portfolios economically and sustainably. The embodied emissions saved by avoiding premature or inappropriate refurbishment measures or even demolition represent an effective contribution to the urgently needed reduction of greenhouse gases in the construction and real estate industries.
