A chapter in Business and Management in Asia: Digital Innovation and Sustainability, 2023, pp 111-120 from Springer

Abstract: Abstract Land ownership and use have held the key to major transitions of human progress throughout history. Will this trend continue or change in the ever-evolving digital era—when unlimited land can be created in the virtual world of the Metaverse and when today’s most influential thought leaders such as Elon Musk think that humans may start to become inter-planetary as early as in the 2030s. AirBnB, and China’s home-grown Tujia among a few other home-sharing companies have made finding an overnight shelter much more affordable and accessible than any other time in human history. However, the market is not all roses—several real-estate bubbles, such as the real-estate bubble burst in 2008 and recently the asian property sector crisis 2020–22 have shown us the fallibility of an investment instrument (in real-estate) often considered one of the safest and most profitable. Then, what factors will determine the real value of properties, and what should be the decision rules for their trade? The present chapter discusses these modern age issues in the real-estate markets, where digitization is thought to have immensely affected perhaps the most non-digital thing of human possessions—lands.
