International Real Estate Portfolio Construction: Conditional and Unconditional Methods

Abstract: Executive Summary. In recent years, investors have become increasingly interested in the potential benefits of international real estate investments. However, very little empirical evidence exists that quantifies these benefits. Perhaps more importantly, there are no studies that examine the numerous available techniques to construct international real estate portfolios. In this paper, we employ the traditional, unconditional portfolio construction methods and more sophisticated conditional methods to construct portfolios of international real estate securities. The results indicate that the new conditional portfolio construction methods produce stronger absolute and risk-adjusted returns. The results provide information for real estate portfolio managers and have implications for market efficiency.
