Chapter 4 in Building a Body of Knowledge in Modern Methods of Construction and Offsite Construction, 2025, pp 66-91 from World Scientific Publishing Co. Pte. Ltd.
Abstract:
The construction industry is confronted with various problems, including labour shortages, cost overruns, poor productivity, high wastage, and excessive carbon emissions. To tackle these issues, alternative construction methods have been expanded. One potential solution is the adoption of modern methods of construction (MMC), which encompass both onsite and offsite techniques. However, the construction industry currently lacks the necessary ability and capacity to fully implement MMC. Hence, this chapter focuses on assessing the industry’s capability and capacity for MMC. A systematic review methodology is employed to evaluate relevant articles and achieve the study’s objectives. The keyword used to search for related literature in Scopus was “Modern methods of construction.” Additionally, a snowball approach was utilised to further enrich the study, resulting in the inclusion of 64 relevant studies. Through thematic analysis, the study identifies key factors that influence the construction industry’s capability and capacity for MMC, including financial aspects, skills and training, regulatory environment, supply chain, technologies, logistics, quality control, communication, and collaboration. Recognising these elements will assist professionals and practitioners in making informed decisions regarding the adoption of MMC by evaluating these factors beforehand.
