El-adaway I., Abdul Nabi M., Hastak M. and Assaad R.

Chapter 5 in Building a Body of Knowledge in Modern Methods of Construction and Offsite Construction, 2025, pp 92-129 from World Scientific Publishing Co. Pte. Ltd.

Abstract: Successful implementation of modern methods of construction (MMC) is dependent on multiple project aspects and complex dimensions. MMC are associated with many risks and uncertainties that need to be proactively managed and considered during the early stages of construction projects. To this end, this chapter provides an overview of the risk factors affecting the successful implementation of MMC. The chapter will mainly focus on identified key broad aspects as well as the most critical risk factors based on the quantification of their likelihood of occurrence as well as impact on project performance. 47 MMC risk factors are presented and categorised into 8 different project aspects including cost, schedule, quality, sustainability, safety, design, resources, and technology, as well as organisational and regulatory. Finally, the chapter presents a thorough discussion of the most critical risk factors and offers key strategies and practices for minimising their occurrence and subsequently maximising the capitalisation on the benefits of MMC in construction projects.
