Chapter 6 in Building a Body of Knowledge in Modern Methods of Construction and Offsite Construction, 2025, pp 130-149 from World Scientific Publishing Co. Pte. Ltd.
Abstract:
The use of modern methods of construction (MMC) offers a promising way to improve efficiency, quality and sustainability in the construction industry. This chapter explores the factors that facilitate or hinder the successful implementation of MMC in this industry. To achieve this goal, we conducted an extensive review of the literature on the subject and examined the history of construction methods. Our research sheds light on the opportunities and challenges associated with the adoption of MMC in construction, as well as the most effective ways to overcome these challenges. This chapter provides a detailed analysis of the obstacles and opportunities related to implementing modern methods of construction (MMC). Understanding these obstacles and opportunities can help stakeholders in the construction industry develop strategies to promote the widespread adoption of MMC, leading to better project outcomes, reduced environmental impact, and improved sustainability in the built environment. The barriers identified in the study include resistance to change, technical, financial, and procedural limitations, organisational and cultural factors, governmental regulations, and bureaucratic hurdles. The opportunities identified in the study are divided into three categories: Macro, Meso, and Micro level enablers. By addressing these obstacles and leveraging the opportunities, the construction industry can unlock the potential of MMC and embrace a more efficient, sustainable, and resilient future for the built environment.
