Abstract: Environmental Impact Assessment (EIA) is one of the most important instruments of environmental policy. The main objective of the EIA is to determine the impact of planned investment projects on the environment. To carry out the EIA a variety of information on the scope and scale of the environmental effects to be analysed is needed. This information is obtained through a variety of methods, techniques and tools, which are hard to integrate. The article presents the concept of a simulation model that combines these different approaches into a single methodical system, providing comprehensive information on all anticipated effects of the investment on the environment, both in dynamic and spatial terms.
