Real estate dynamics and city–region linkages in small post-industrial towns: the case of the Swiss canton Glarus

Abstract:
Real estate’s role in the transition of large cities from industrial to global cities has been well studied, but its role in the transformation of smaller regional towns as extended urbanization processes transform them and their relation with core cities is less examined. We scrutinize the region of Glarus which has become increasingly connected to the global city of Zurich. We find that demand for real estate is associated with a rise in the residential economy as the region moves from exporting commodities to attracting mobile incomes. Real estate is critical in anchoring the wages of tourists, lifestyle migrants and, above all, commuters working in Zurich. Statistical analysis and interviews also reveal that the supply of real estate differs from global cities. In the case of large redevelopment projects, coalitions of landowners and builders are dominated not by financialized groupings intent on attracting large-scale market-based finance but by local financing circuits and investors.
